Don’t Let Decisions about Staging Furniture Stress You Out

July 28, 2014 (posted by Jennifer Campbell, Home Staging Calgary)
Making decisions about what staging furniture to choose isn’t something you have to worry about. When you hire a professional home stager to prepare your property for sale, make sure she offers the option to do all the furniture staging work for you – decisions, moving, arranging, return, and all.

More and more sellers just don’t want the stress of dealing with one more thing on their “prepare to sell” to-do list. For them, my job is about making their lives easier and getting their property “first impression” ready for maximum impact and results.

The way I do it? I choose everything – from the staging furniture to the art right down to the little plant placed on the end table. Details matter.

Not only is it less stressful for the client, everything coordinates and is guaranteed “staging safe” (i.e. not reflecting personal taste) to appeal to potential buyers.

Before: Bedroom before home staging.

Rental furniture goes in and out very quickly (sometimes it’s spoken for as soon as a return date is decided) so it’s very important that you trust your stager to “snag” pieces as they come.

Also, sometimes a more appropriate piece becomes available between the time furniture selection was made and the actual staging date. In this scenario, I would change up the design to make your space the best it can be.

For example, we made some last minute swaps for my recent client in Tuxedo, Calgary. I was concerned the headboard I selected would be too large to fit up the stairs (and it would have been too). Just our luck, another one came back that morning and was available to rent! In the Ramsy property staged just days after, we found a scratch on the desk. Instead of using it, it was swapped to a slightly bigger desk with no scratches.

It’s all about having a vision, being flexible, and going with the flow. No matter what challenges come up, I always have your best interests at heart.

So leave it to me. I will make your staging furniture and accessory decisions for you. By the time I’m done, you’ll be thrilled with how welcoming and buyer friendly your formerly vacant property appears.

Add Wow Factor through Home Staging

June 08, 2014 (posted by Jennifer Campbell, Home Staging Calgary)
Even natural beauties can use a boost sometimes. Vacant homes are no different. Great features are attractive on their own. But add a bit of strategic highlighting and just the right colour of lipstick and what was already special will become striking. Add wow factor to your vacant property with professional home staging.

Take a look at the before and after photos in the Set Your Stage Evergreen photo album on Facebook and you’ll understand what I mean.

This stunning two storey home on a corner lot in the community of Evergreen, just steps from parks, school, transit and only minutes from shopping, was already a natural beauty before we started staging it.

An open concept main floor showcased hardwood flooring throughout, with a spacious living room accented by a mantle trimmed gas fireplace. A gorgeous kitchen boasted granite counters, tiled back splash, stainless steel appliances, raised eating bar, custom built walk-in pantry and a large dining room.

Sounds nice right? Take a look at the before and after staging photos and consider why it makes sense to add wow factor through staging:

  • Do you prefer the natural or “boosted” beauty?
  • How easily can you see the naturally beautiful features in the before versus after?
  • Which one could you imagine yourself living in if you walked through to view the property?

Most people will answer that they prefer the “after”. That’s why it’s advantageous (read our testimonials) to add wow factor when preparing to sell a vacant property. Potential buyers see and feel the added value.

Make a Home Feel Young Again With Staging

May 27, 2014 (posted by Jennifer Campbell, Home Staging Calgary)
Remember the late 80’s and “Lovesong” by the Cure? Don’t laugh, but I figure it could be the theme song for a Woodbine bungalow villa I staged in Calgary. I’m so proud of the work we did to professionally stage the vacant home. Before staging, it felt tired and old. After staging, we made this home feel young again. Then it sold.

Take a look at the before and after photos in the Set Your Stage Woodbine photo album on Facebook and you’ll understand what I mean.

Just for the fun of it, while you view the power of home staging for this particular property, listen to Lovesong and notice the lyrics:

Whenever I’m alone with you
You make me feel like I am home again
Whenever I’m alone with you
You make me feel like I am whole again
Whenever I’m alone with you
You make me feel like I am young again
Whenever I’m alone with you
You make me feel like I am fun again

When potential buyers viewed the property after staging, they could see some of the older features, but the space felt young again. Young buyers could imagine themselves there, especially for a first home purchase. Perhaps a renovation would be required at some point, but potential buyers would know that they could easily live there in the meantime without doing any major work. Which means that they wouldn’t need that extra money right away either.

Staging makes it easier for a potential buyer to fall in love with a property for sale. As much fun as it is to reminisce with an old song that brings back memories, most people don’t want to live in that past. With professional staging, I was able to make this property feel young again.

Staging for Real Estate Investors

February 28, 2014 (posted by Jennifer Campbell, Home Staging Calgary)
Builders and real estate investors know that sometimes you have to spend money to make money. That’s why they make sure to use finishes in houses and condos that appeal to potential buyers. Professionally staging the property to highlight those features adds value, making good business sense.

This older home in Westgate got a stunning renovation from top to bottom before it was listed for sale. As you can see in the photos, it was a quality renovation with modern finishes and details.

After: The green pears on the table and green Perrier water bottles help to showcase an active healthy lifestyle in this kitchen.

But left empty and with no signs of life, the space would not have the same appeal to potential buyers as it would if it was made to feel like a dream home. That’s the power of home staging. It helps potential buyers get the feel of living their ideal lifestyle in the space. They don’t have to try to imagine it.

I’ve written about the value of staging for real estate investors before:

Home Staging: Is it Worth the Effort When Flipping Houses? Yes, “You sell the sizzle, not the steak. Sell benefits, not features.” Plus, selling faster means that you will have less to pay in mortgage, tax, and other carrying fees.
