Look to Nature for Your Next Staging Colour Combination

Colour is one of the most impactful ways to change the feel of a staged property. Freshly painted walls and some new accessories can make the world of difference to how a potential buyer perceives your listing. Confused about how to choose a staging colour combination? Look to nature for inspiration.
 
A staging colour combination that does not make sense can create a jarring feeling for potential buyers as they view your listing. Instead, you want them to feel at ease as they move from room to room. Colour can create that sense of flow.
 
Does this room look familiar?

Starting with a piece of art or a throw pillow that represents the feeling that you believe buyers want to have in their new home, you can pull colour combinations together that unify the rooms. And you can also look to nature.
 
Take this butterfly wing I pinned to the Set Your Stage “Nature” board for example. Warm neutrals cover most of the wing. Then a hint of blue adds a pop to attract your eye. This is the same approach you can use when staging your house or condo.
 
You can also see this staging colour combination at play in this home staging design we created in Altadore Calgary. The majority of the room is one of the warm neutral colours (like in the butterfly wing). Then there’s a pop of blue in the cushions, throw, and artwork to add life.
 
This staging colour combination creates a sense of comfort and peacefulness while at the same time feeling vibrant and alive. It does not feel like a boring room that potential buyers will forget about as soon as they move on to view their next listing.

Stage a Condo with THIS in Mind

The challenge when selling smaller properties is to make them feel spacious. That may mean that you need to present your condo differently than how you are currently living in it. Stage a condo to make it feel as spacious as possible with these tips in mind.

Smaller scale furniture:

A room crammed with large furniture looks smaller. So, if you have filled the condo with large furniture pieces that you enjoy lounging on, but take up too much space, you may want to consider renting staging furniture before you list. In general, when you stage a condo, furniture should be smaller scale. Additionally, glass top tables are my favourite for allowing light to flow through the room, adding to a sense of spaciousness.
 

Traffic flow:

Potential buyers want to know that they have enough room to live AND entertain in the condo. That includes knowing that multiple people can move around the space easily. Furniture items like round tables and slipper chairs help to improve that flow by removing hard edges that tend to create barriers.
 

Efficiency:

When you stage a small condo, consider ways to make every space useful while keeping traffic flow in mind. Create multifunctional areas and look for creative ways to use space that might otherwise be wasted. For example, turn a nook under the stairs into a spot for a desk or add floating shelves to walls for extra display and storage space.

Outdoors in:

Staged Properties Continue to Sell in Calgary

When you look at the Calgary Real Estate Board’s updated monthly statistics, you may experience some concern over days on market and benchmark price if you are selling. Keep in mind that statistics tell a story of averages. What I’m seeing is that staged properties continue to sell faster.
 

Recently, I wrote an update about our staged condos that were successfully sold by investors who had previously been renting them out. This time, I’d like to share some success stories about staging we did for home owners.
 

I hear from home owners who are worried that they’ll run into trouble when they try to sell their Calgary property in this market. And, while the statistics offer an overview, you can’t really know what will happen with your specific property.
 

So it’s not surprising that some sellers continue to wonder if it’s worth it to invest in presenting a staged property to buyers.
 

There are no guarantees. All properties are different.
