You may be the type of person who avoids commitment when hanging art on your walls. Maybe you don’t like all those holes! But when it comes to staging your home to appeal to buyers, I say choosing to hang art in key rooms is a MUST DO when it’s time to sell. As a Calgary home staging professional, it’s no secret that I love adding art strategically to my staged properties. I’ve written before about how to use artwork for house selling so that you can highlight features or add life to a room. |

And plenty of inspiration can be found in our “after staging” photos on the Set Your Stage Facebook page. But if you still have questions about how to actually hang art, look to Pinterest. How high? In what arrangement? Check out our Home Staging Tips board to get the details. For staging purposes, I prefer the simplicity of the anchor approach, which you will see in many of our staged room photos. It creates an important grounding and balancing effect, both in the listing photos and when the potential buyers walk through for a personal viewing. |

When you hang art to stage with a purpose, you have the power to influence. The combination of your selected staging furniture, art, and accessories will come together to create the mood and image that you know will speak to your right buyers. If it’s time to sell, hang art to create a lasting impression. Better yet, get some help from a professional home stager with experience staging properties in your neighbourhood. Staging Props: Don’t Sell Your Property Without Them
There’s no denying the power of suggestion. It’s a psychological phenomenon that has wide ranging implications. When it comes to selling property, staging props are key tools for suggesting the lifestyle that is possible for buyers. So use them to your advantage! |

Research summarized in a post by the Association for Psychological Science suggests that, “Once we anticipate a specific outcome will occur, our subsequent thoughts and behaviors will actually help to bring that outcome to fruition.” In terms of selling a house or condo, the ideal outcome is that potential buyers enter the property and not only see themselves happily living there, but also believe that the ideal lifestyle they desire is actually possible for them. All this comes together to result in a sale. That’s where staging props come in. |

It’s one way that science and art intertwine. Pablo Picasso once said that, “Everything you can imagine is real.” To me, that’s partly about the power of possibility. And it’s also about the power of suggestion. As a professional home stager in Calgary, I understand that some people find it challenging to imagine possibilities when it comes to how to use a space. That goes for home sellers who want to earn the most from their investment, and for home buyers who are choosing their next ideal living environment. That’s why working with a home staging professional is so powerful. Your stager understands how to use staging props effectively to assist in the imagining AND making the most of the power of suggestion. That benefits both the buyer and seller. |

Stage to Demonstrate Room Possibilities
Home sellers need to recognize that their potential buyers may not have the knack of imagining the various room possibilities in a listing. One of the benefits of hiring a professional home stager is their knowledge on how to appeal to those buyers. When you stage to demonstrate room possibilities you show how each room can be used to highlight key features and maximize utility. That’s exactly what we did for clients in a Edgemont family home, where we were able to maximize the usable space in the guest/renters/nanny suite in the basement. After staging, the area feels light & spacious as well as the functional. |

Home staging design be an important investment when selling your property to achieve the most appealing furniture layout and accessorizing for room possibilities that will appeal to potential buyers in your neighbourhood. |

Because it is so spacious and open, some buyers would have had difficulty figuring out exactly what to do with the space, leaving them with a sense of doubt about how usable it actually is. They may comment that, “It’s a beautiful bright space but I have no idea what we would do with it.” |

As a seller, you never want to leave the buyer with a sense of doubt as they move on to view the next potential property. Staging helps you to give a clear picture of what it would be (and feel) like to live there. By doing this work in advance for the buyers, you make it easier for them to say YES. |
Stage Rooms for their Original Purpose
You’ve been living in your home for a while and using the space in a way that makes sense for your lifestyle. But when it comes time to sell, stage rooms for their original purpose to help buyers envision the intended use of the space. Leave them guessing and you could be leaving dollars behind. When potential buyers view your listing, they want to be able to easily move through the space and quickly understand the function of each room. It helps them to imagine what it would be like to live there. To interrupt that flow with a question as to what the room is supposed to be only works against you as the seller. Keep it simple by staging your rooms back to their original purpose. Here’s an example. In a Garrison Green property we provided a staging consultation for, the sellers were not using the dining room for that purpose. They had no need given their lifestyle and preferred to use the space for a more practical use instead. Made sense. |
![]() Before: Bedroom before home staging. |
But when it came time to present the property to potential buyers, we recommended that they display bedroom furniture so that buyers could easily see that a space for their kids or guests to rest exists. |
![]() After: This is how this oversized second bedroom could look like if you wanted it converted into a third bedroom. The sellers will even do it for you! |
Despite what the listing details say, buyers usually remember what they see. So if the listing says it’s a four bedroom house but only two bedrooms are staged as bedrooms, it’s quite possible that what they will remember is that there weren’t enough bedrooms for them (even though that’s not true). Keep it simple for potential buyers. Present rooms as their original purpose. Your efforts to sell will be more simple in return. Want more of our home staging tips? Stay in touch.
