Many busy home buyers are looking for move in ready properties these days. After all, they don’t want to spend their limited free time doing renovations. And they may not have the expertise. But the reality is that not all sellers can offer move in ready homes. Staging can help. Here’s how.

Add or subtract: To highlight features that normally would be overlooked. This can be accomplished with strategic furniture placement, accessory choices, and use of colour. Got a great view but an ugly kitchen countertop? Highlight the view, clear off the counters, paint the kitchen neutral, and add modern stools and an updated pendant light at the island. Focus on the experience of being in the room.

Create an impression: That life in this home can feel modern, organized, and comfortable despite some dated features. Contemporary staging rental furniture can be extremely helpful in this way.

Livability in the short term: Show the buyers who may desire some changes that they can easily live in the home as-is without immediate updates being necessary. Or, perhaps they can see that updates can selectively be done in stages over time and not feel overwhelmed by the work and expense.

Home sellers need to recognize that their potential buyers may not have the knack of imagining the various room possibilities in a listing. One of the benefits of hiring a professional home stager is their knowledge on how to appeal to those buyers. When you stage to demonstrate room possibilities you show how each room can be used to highlight key features and maximize utility.

That’s exactly what we did for clients in a Edgemont family home, where we were able to maximize the usable space in the guest/renters/nanny suite in the basement. After staging, the area feels light & spacious as well as the functional.

After: This space is transformed into a cozy retreat with décor and build-in fire place in this extra suite.

Home staging design be an important investment when selling your property to achieve the most appealing furniture layout and accessorizing for room possibilities that will appeal to potential buyers in your neighbourhood.

Look to Nature for Your Next Staging Colour Combination

Colour is one of the most impactful ways to change the feel of a staged property. Freshly painted walls and some new accessories can make the world of difference to how a potential buyer perceives your listing. Confused about how to choose a staging colour combination? Look to nature for inspiration.

A staging colour combination that does not make sense can create a jarring feeling for potential buyers as they view your listing. Instead, you want them to feel at ease as they move from room to room. Colour can create that sense of flow.

Starting with a piece of art or a throw pillow that represents the feeling that you believe buyers want to have in their new home, you can pull colour combinations together that unify the rooms. And you can also look to nature.

Take this butterfly wing I pinned to the Set Your Stage “Nature” board for example. Warm neutrals cover most of the wing. Then a hint of blue adds a pop to attract your eye. This is the same approach you can use when staging your house or condo.

You can also see this staging colour combination at play in this home staging design we created in Altadore Calgary. The majority of the room is one of the warm neutral colours (like in the butterfly wing). Then there’s a pop of blue in the cushions, throw, and artwork to add life.

This staging colour combination creates a sense of comfort and peacefulness while at the same time feeling vibrant and alive. It does not feel like a boring room that potential buyers will forget about as soon as they move on to view their next listing.
