Which Staging Option Do I Choose for This Room?

July 03, 2015 (posted by Jennifer Campbell, Home Staging Calgary)

Some rooms offer the benefit of being able to serve different functions. How do you choose which staging option to use? Don’t be limited to how the space has been used before. Consider the needs of the potential buyer. That’s why it’s in your best interest to hire a professional stager with experience in your specific neighbourhood.

Let’s use this townhouse in McKenzie Towne, Calgary that we staged as an example.

Does this room look familiar?

Before: Office before home staging.

See the difference home staging makes.

After: This office/den has lots of space for a functional workspace.

This spacious room with lots of natural light could easily serve different functions. The overhead light might suggest a dining room. It could be used as a TV room. Perhaps a guest room. A toy room. An artist studio. A creative person can come up with all sorts of ideas.

The staging option we chose was a designated office space. The addition of the lounge chair suggests that, when not working, this might also be a nice place to relax and read a book, quietly write in a journal, or take a nap – providing multi-functional living which adds value to the property.

Various factors went into the decision making, including neighbourhood demographics. Recent statistics indicate that the highest proportion of individuals in McKenzie Towne is in the 25-34 age range, closely followed by 35-44 year olds. Additionally, 46% of families in this area consist of two people.

Assuming that the potential buyer is likely to be a professional couple in this age range, a home office not only makes perfect sense, but it is also a desired feature worth paying for. I would love to work from that space (or daydream while I watch the world go by), wouldn’t you?

Open House Overhaul Reinforces the Value of Home Staging

June 21, 2015 (posted by Jennifer Campbell, Home Staging Calgary)

Not everyone has the ability to see possibilities when they walk into a space. That’s one of the things I love about Open House Overhaul, a new show on HGTV. Not only does it show tips for how home owners can make changes that appeal to potential buyers, it also reinforces the value of home staging.

Ever since I was a kid, I had the natural ability to envision how the feeling of a space could be improved with small changes. In the beginning (grade 1), it was about organizing cluttered areas to create spaces where everything belonged. Later, it was in my own successful property flip.

Now, as a professional home stager in Calgary, I can walk into a property and “see” in my mind’s eye how to emphasize the positives and tweak the negatives to create stunning properties that appeal to potential buyers. I can totally relate to Open House Overhaul’s host, Samantha Pynn, who shares my goal in staging a property for sale.

That is, to replace potential buyers’ experience of your property from feeling that,

“It’s too overwhelming and that is NOT a house that you want to take on”,

to

“I want every prospective buyer to walk in and feel like, ‘Ahh’ I can see myself here, I feel happy in here.”

I get excited to see both the physical transformation of a space itself AND the response of the owners when they see the difference professional staging can make in their property. It’s what I love about my work. That, and knowing that I’m helping sellers to get the most for their investment.

After: This kitchen is a cooks dream with a gourmet stove and granite countertops.

Not everyone has the option of doing the extensive updates shown in some of the Open House Overhaul episodes. And that’s where someone like me comes in. With a range of services, I can match my ability to see possibilities with your budget. Focusing on lower cost options like colour, furniture configuration, and clarifying the specific use for each room, professional staging offers an excellent return on investment.

Why Realtors Hire Stagers in Calgary

April 13, 2015 (posted by Jennifer Campbell, Home Staging Calgary)

First impressions sell. That, ultimately, is why realtors hire stagers. Several realtors in Calgary have hired me multiple times for that very reason. They experience first-hand the difference a professionally staged property makes in the selling process and want to pass on that added value to their clients. It’s a win-win.

Staged properties tend to sell faster and at a higher price:
There is list price. And then there is staged price. Realtors understand the difference and can quickly tell whether a property can benefit from staging. Whether it’s a consultation or a full staging with rental furniture, staging delivers one of the top returns on investment when preparing a property to sell.

Before: Living room before home staging.

The life of a realtor is not easy:
With so much on their plate for each listing, hiring a stager can help to lighten the load. Buying and selling can be a very personal experience with plenty of emotion involved. Sometimes realtors hire stagers to act as a third party to remove themselves from some of that emotion.

For example, a stager can explain to the seller how the condition of their property may hinder the opportunity for a quicker sale. Depending on the property and the personalities involved, that might be a conversation the realtor would gladly avoid. Sometimes property owners can “hear” the message more clearly from a third party.

Calgary Home Staging Companies: Neighbourhood Matters

March 26, 2015 (posted by Jennifer Campbell, Home Staging Calgary)

It’s time to sell your home or condo. You want to stage it to sell. But which one of the multiple Calgary home staging companies should you choose? Here’s my tip. Neighbourhood matters. That’s because buyers in different areas are looking for different things. So choose a home stager who has proven experience successfully staging properties that sold where you are located.

I take it as a compliment that Set Your Stage gets hired to stage multiple properties to sell, sometimes even a few houses apart, in what has become our ten top neighbourhoods of expertise. Word of mouth is always a great business builder and I am sincerely grateful.

I live in Sunnyside, so it’s a natural fit that I have staged multiple properties here and in Hillhurst next door. I know the area well. I know what buyers want. I know how they want to feel in the space. My clients benefit from that knowledge.

The other seven? Connaught, Bridgeland, Collingwood, Tuxedo, Capitol Hill, Bankview, and Cambrian Heights round out the list for Set Your Stage’s ‘zones of expertise’.
