Here’s a Quick Way to Make a Corner Fireplace Feel Less Awkward

Especially during our cold Calgary winters, having a fireplace is a bonus for homeowners. But if you are selling a house with a corner fireplace that also happens to be next to a glass door to the deck, potential buyers might struggle to see how they will use the space. These quick staging tips can help the buyer focus on the comfortable and spacious feeling of the room rather than a potential problem.
 
Colour
Use pops of colour (in this case red) to draw the eye to a new feature area in the room. This distracts the potential buyer from immediately focussing on the corner fireplace and allows new angles to be created to promote traffic flow and ideal furniture placement.

Furniture Placement
Ideally the fireplace remains the focal point and furniture is arranged accordingly (pulled away from the walls, 90 degrees to the fireplace or directly across). In this case, it’s not that straight forward because the glass door is beside the corner fireplace. To keep traffic flow, a clear path needs to remain to the right of the fireplace and also in front of it. So the couch is placed on an angle to visually connect with the chairs, despite being on opposite sides of the room.
 
Mirror
Placing a mirror above the fireplace helps to reflect light from the glass door to the opposite side of the room, visually connecting and brightening the space.
 
Glass Tables
Unlike wood, glass lets the light fill the space and keeps it airy. This is also important for a sense of easy traffic flow in the example room.

Bedrooms are a great place to highlight different themes to help the potential buyer imagine themselves in that space. Ideally, bedroom decorating ideas should reflect the age groups that make up a potential buyer’s family.

Note that the common elements in every room are:

  • Clean, tidy, uncluttered, bright – This helps the potential buyer focus on how large the room is and how easy it is to move around, rather than getting distracted by a lot of ‘stuff’.
  • Neutral walls and floors – This helps the potential buyer imagine their own furniture and accessories fitting in the space. While the room has personality, it is not drowning in a theme.
  • Theme accessories are easily removed – Because the personality is created through accessories like textiles and art that highlight the bed as the focal point in the room, the potential buyer wouldn’t have to do any work (like removing wallpaper or painting to cover over strong colours) to make the room feel like their own. Making it easy for the buyer makes it easier for you to sell.

 
Add some personality to bedrooms to keep a house from feeling too sterile when you are staging it for sale. There are endless bedroom ideas that can be effective, as long as you keep your potential buyer in mind.

Some buyers can be intimidated by a dark feature wall, especially if the wall makes the whole space feel dark. An easy way to balance the dark, is add light furniture, artwork and accessories. Glass is another way to brighten a space as they will reflect light, either from a natural source like the sun or a man made source like lamps.
