You’ve heard the advice to “bring the outdoors in”. Well I say “bring the indoors out” too. When staging your property for sale, keep in mind that buyers want to feel comfortable in ALL spaces. So why not take inspiration from your rooms inside to create a fabulous outdoor living room that appeals to buyers.

Staging an outdoor living room when you’re preparing your property for sale is just plain smart. It doesn’t matter what size of space you’re working with: treating the outdoor space like an extra living area adds value. It’s important to stage the outdoor space with the potential buyers’ ideal lifestyle in mind. Same as for inside.
 
For this property that I staged in the Huntington Hills area of Calgary, I took inspiration from the indoor sunroom. But you will find a similar layout and general elements applied in most staged living rooms. This photo on the Set Your Stage Pinterest page from a home I staged in Evergreen gives a good example.
 
What are the shared elements?
 

  • Furniture: Both spaces have comfortable seating (couch, chairs) and a table to place items.
  • Focal Point: Inside, the focal point could be a fireplace or view. Outside it can be the dining area, play area or a beautiful landscape view.
  • Comfort: Cushions, throws, mats, plants, candles and décor items work outside as well as in.

Have you noticed the buzz around this year’s colour emerald green? Green is a great colour to use in your décor for personal taste or for home staging because it represents hope, freshness, nature and eco-friendly.

So how can you incorporate this colour? Since a natural emerald stone can vary from a pale green to a dark bluish shade, it’s easy to coordinate this inspiration with whites and neutrals or various shades of reds, purples, blues, yellows as well as other shades of greens. What accessories to watch out for with: vases, throw cushions or blankets, bedding, fruit and of course plants!

According to a recent study, “Nine in 10 home buyers today rely on the internet as one of their primary research sources, and 52 percent turn to the web as their first step.” That means your property’s online curb appeal has to be spot on if you want to make the shortlist for viewing.

  • Clean, tidy and well-kept are the only options

Staging your home for sale doesn’t mean that you have to keep everything boring builder’s beige. In fact, being a bit bold with your colour choices can make your property stand out from the competition and get sold. This is especially true for newer condos or townhouses where all listings start to look the same.
 
Help the potential buyer remember your property – avoid the same cookie cutter look as your competition.

To be successful with a bold colour choice, you must know your buyer. Once you do, choose a feature wall and paint a bold colour on that wall only. The key to success in this technique is to keep the surrounding walls light and neutral.

If you don’t have a natural feature like a fireplace that you want to highlight, create a feature with colour. Balance cozy with modern, light with dark, and masculine with feminine. Be bold and stand out from the competition to get sold.
