Staging A Dining Area

December 12, 2012 (posted by Jennifer Campbell, Home Staging Calgary)
Does this dining area look familiar?

Before: Dining area before home staging.

If you have a small dining space, try using a pub table. Or better yet, a glass pub table. The tall legs on the pub table will add vertical space and the glass doesn’t croud the space.
See the difference home staging makes.

After: There is plenty of space in this kitchen area for entertaining friends or family with seating also at the breakfast bar.

Headboard Ideas to Add Wow to Your Staged Bedroom

Does this room look familiar?

Before: Bedroom before staging.

Want your bedroom to make a statement? It’s simple and inexpensive – add a headboard. Especially in a master bedroom, an attractive headboard will dress up the room and quickly make the bed the focal point. There are endless headboard ideas depending on the style your potential buyer is looking for. So, add a headboard, some accessories and you’re done.

After: This stylish bedroom is the perfect retreat for any homeowner.

Here’s an example of a headboard I made for a house that I staged in Calgary. It’s actually a room divider that I found on sale for $100. All I did was cut off the bottom to make the height fit proportionate to the bed, removed the hinges, and screwed it to a piece of plywood. It looks great and few people would know that it wasn’t originally designed as a headboard.

Get creative with your DIY headboard ideas. Use old painted doors. Vintage wood shutters. A great piece of fabric stretched over foam and stapled to plywood. Paint out a basic headboard you find at a thrift store or online. Regardless of how you do it, just make sure the headboard is about the same width as the bed frame, looks large enough for the room, and is clean looking.

The Habitat for Humanity ReStore is a great place to find inexpensive materials that get your creative juices flowing for a project like this! On any given day, you never know what treasures you will find. And if you are de-cluttering or renovating, check to see if the ReStore will accept your items for donation. It’s an amazing resource and all for a great cause. Check it out.

Simplify Christmas Decor

Seasonal Staging

This pinecone and cranberry arrangement in the front entry
is a great decor addition to a home for sale.

Decorating for the holidays is always fun. If your house is listed, you can still decorate. Just limit it to seasonal hints rather than covering every surface. Choose a natural theme and stick with it throughout your house for flow.

Focal point: Whether it’s a fireplace or a tree, highlight one area to focus most of your decorating. Choose one or two colours (white/silver look fresh to a potential buyer). Add real greenery.

Curb appeal: Focus on the front door. Add a new welcome mat, Christmas ball wreath (match your focal point inside) and two planters filled with healthy greenery. Leave the inflatable snowman in the box for your next home.

Entrance: Make it feel welcoming and practical. Where will people put boots and coats, keys and bags? Think useful, organized, pretty. Add some healthy greenery that links to the planters outside.

Focus on natural elements, one or two colours, and creating a cozy feeling that people want to relax in.
