Home Staging Tips: How to Swap Furniture for Staging

September 06, 2013 (posted by Jennifer Campbell, Home Staging Calgary)

Sometimes all it takes is moving furniture from room to room to change the feel of a space. This is one of many home staging tips that costs nothing and is so simple to do. It just requires looking at your rooms and your existing furniture from a new perspective. Add a dose of creativity and an understanding of what buyers in your market are looking for, and the results are clear. In the end, a simple swap can mean extra dollars in your pocket.

Simple, inspirational home staging trick used by professional home stagers.

Before & After Photos of furniture moved from one room to another for maximum “wow” factor.

Take these bar stools for example. The red leather stools were originally in the basement (a). The beige metal ones were originally in the main kitchen (c). You can see in b & d (the “after” photos) that swapping the existing bar stools helps to stage the rooms more effectively.

The message sent to potential buyers after staging?

  • Main kitchen: “This is the formal entertaining area with high end
    quality fittings.”
  • Basement: “Welcome to this fun and casual family-friendly entertaining area.”

By staging, potential buyers can easily see that there is a space for adults and a separate space for teenagers (or for hanging out with friends on game night!). It’s a family-friendly home with a place for everyone and for different types of activities.

Swap existing furniture to create a subtle yet powerful impact when staging your property for sale. Every little bit helps to send the potential buyer the message that you want to communicate. So have a look through your furniture and try pieces out in different rooms. If it doesn’t work, just move it back.

How to Stage a Vacant House to Sell

August 31, 2013 (posted by Jennifer Campbell, Home Staging Calgary)
Does this room look familiar?

Before: Living room before home staging.

If you have a vacant property that you plan to sell, one of the most important things you can do to increase your chances of selling quickly at the best price is to stage it. A vacant property needs to be staged to feel welcoming. Here are five steps on how to stage a vacant house to sell.

Step 1: Get Quote

  • Get a free assessment followed by a detailed quote from a certified home stager so you know your full costs before you move forward.

Step 2: Do Consult

  • A consultation with a professional home stager provides step by step details for how to stage each room. This includes necessary furniture and accessories, small touch ups, and special staging tips.

Step 3: Turn Recommendations into Reality

  • Allow time to follow through on all the recommendations from the consultation. Make sure to do your heavy duty clean.

Step 4: Order and Shop

  • Select rental furniture and arrange delivery. Shop for accessories/artwork/bedding etc.

Step 5: Set Up

  • On the delivery date, set up furniture, add accessories, add and steam bedding and other linens, and set up artwork and accessories. Do your final clean so everything sparkles. Take photos.

Does Home Staging Really Work?

August 25, 2013 (posted by Jennifer Campbell, Home Staging Calgary)
Does this room look familar?

Before: Staged bedroom before home staging.

Does home staging really work? The simple answer yes it does and here’s proof. You won’t find this one on MLS. It sold within one day after staging! This property in the Haysboro area of Calgary was owned by a flipper who had never staged a property before. Thanks to the wisdom of his realtor, the owner gave home staging a try and became another satisfied Set Your Stage client.

After: This simple, yet stylish bedroom just off the patio is the perfect retreat for any homeowner.

Why was he satisfied? Because, after professional staging by the Set Your Stage team, the property sold in one day, with no conditions, and for $30k over the asking price. That’s a pretty convincing reason to consider making the investment in home staging if you’re planning to list your property for sale.

Especially in vacant properties, potential buyers need to actually see what’s possible in a space. They need to feel what it’s like to be in the room. Empty spaces leave too much to the imagination. The reality is that most potential buyers just can’t envision it. So it just feels like a cold, empty space.

And it usually appears smaller than it actually is. It seems strange, but let the before and after pictures in the Set Your Stage Facebook photo album (you have to be logged in to see it) convince you. Also, watch this video with Barbara Corcoran to learn more about first impressions and how an empty space sends a message of desperation to buyers.
