Sometimes all it takes is moving furniture from room to room to change the feel of a space. This is one of many home staging tips that costs nothing and is so simple to do. It just requires looking at your rooms and your existing furniture from a new perspective. Add a dose of creativity and an understanding of what buyers in your market are looking for, and the results are clear. In the end, a simple swap can mean extra dollars in your pocket.

Take these bar stools for example. The red leather stools were originally in the basement (a). The beige metal ones were originally in the main kitchen (c). You can see in b & d (the “after” photos) that swapping the existing bar stools helps to stage the rooms more effectively.
 
The message sent to potential buyers after staging?

  • Main kitchen: “This is the formal entertaining area with high end
    quality fittings.”
  • Basement: “Welcome to this fun and casual family-friendly entertaining area.”

 
By staging, potential buyers can easily see that there is a space for adults and a separate space for teenagers (or for hanging out with friends on game night!). It’s a family-friendly home with a place for everyone and for different types of activities.
 
Swap existing furniture to create a subtle yet powerful impact when staging your property for sale. Every little bit helps to send the potential buyer the message that you want to communicate. So have a look through your furniture and try pieces out in different rooms. If it doesn’t work, just move it back.
