Transform Furniture: How to Stage a Home on a Budget

November 05, 2013 (posted by Jennifer Campbell, Home Staging Calgary)
Does this room look familiar?

Before: Living room before home staging.

Wonder how to stage a home on a budget? Working with what you have is the best place to start. Like furniture. With a small investment, dated furniture can be easily updated to reflect a more contemporary feel that appeals to potential buyers. Transforming furniture is a popular topic on how to stage a home on a budget.

After: This cozy L-shaped living & dining room is the perfect space for entertaining or relaxing.

I recently staged a vacant home in Acadia, Calgary that had a really modern/contemporary vibe. In my furniture rental stock, I own a very stylish black leather sofa wanted to use it for staging this property. The only catch? The legs had a more traditional vibe than modern/contemporary. So I turned to one of my favourite local Kensington, Calgary suppliers, Metro Element.

My goal was to replace the existing plain brown legs on the sofa with stunning metallic ones. I ordered four 4.75″ polished chrome legs and then got busy transforming the couch. Watch the Set Your Stage YouTube video “Sofa Leg Update” to see the “before and after” of this quick and easy project. How much did home staging help this property? “We sold it in one week and ended up with 5 offers. A big thank you for your help and professionalism in staging the property for my clients.”

As you can see, it’s easy to stage a home on a budget when you work with what you have and think of creative ways to update and re-use it. Contact Jen at Set Your Stage in Calgary to arrange your personalized Home Staging Consultation, and learn more concrete ways to stage your home on a budget.

Bathroom Staging Ideas Inspired by Pinterest

October 30, 2013 (posted by Jennifer Campbell, Home Staging Calgary)
If you’re like me, it’s easy to lose track of time looking through images on Pinterest. It can be so addictive! The key is to be able to use that inspiration for practical purposes. As a Professional Home Stager, that’s exactly what I do. Images that entice me have helped to inspire my favourite bathroom staging ideas.

One day (probably on a cold winter day) I came across this image of a woman floating in what looks like a peaceful lake. The sky is clear, the water is calm, and I could just imagine myself floating away there, taking in the natural beauty. It felt so nurturing to imagine experiencing that place.

Airdrie Bathroom Before Staging

Before: Although these counters were de-cluttered, they needed some lifestyle elements.

That feeling is what inspired the bathroom staging ideas I put into place for a home staging job I did in Airdrie. To create a feeling of calm, the clutter was cleared, an arrangement of three photos were placed above the large bathtub, and fresh new linens were placed in the room.

I also picked up on the colours inspired by the photo. Blues and greens from the water. Gold from the sun reflecting off the legs through the water. A plant inspired by the trees.

After: By continuing the blue and greens from the master bedroom into the master bathroom a relaxing, spa-ish ambience is achieved.

To me, the feeling in the staged bathroom is similar to the feeling inspired by the photo of the floating woman. They are both places where I would enjoy spending some time. As a home stager, that’s exactly the feeling I want to accomplish when a potential buyer walks into a room.

Last Minute Halloween Tricks

October 24, 2013 (posted by Jennifer Campbell, Home Staging Calgary)
Well folks, the big day is a few days away! Many of us will have our pumpkins carved, homes decorated up and costumes prepared. If you’re not ready don’t panic here are some creative Halloween ideas (via Pintrest).

Halloween can still be fun even if it isn’t fully planned. There are lots of costume sales right now or even create your own. Some easy last minute ideas: hockey player, a rockstar, a wizard, a witch, a bag of jellie beans (garbage bag filled with colourful balloons, a cowboy (great way to re-use that hat worn once a year), a mummy, a scarecrow or a zombie.

Calgary Home Stager’s Favourite Pub Near Hillhurst Sunnyside

October 12, 2013 (posted by Jennifer Campbell, Home Staging Calgary)

There are lots of pubs in the Kensington area of Calgary, but one of my favourites is mere blocks from my condo in Hillhurst Sunnyside. For the best pizza in the area, you’ve got to try F.A.T.S. Bar & Grill (short for Fifth Ave. and Tenth Street).

After a long day of staging Calgary homes for sale, sometimes I can’t imagine settling in to cook a meal. So I’ll grab a friend (sometimes someone like Elysse Bulloch with Simply Stylish Staging, a fellow home stager I work very closely with here in Calgary) and meet for a meal/beverage. If it happens to be on a Monday night, even better. Pizza is on special!

We’ll enjoy the casual atmosphere while we usually chat about our favourite topic – home staging! We just can’t help it. We love what we do. F.A.T.S. is a small pub, so with lots of TV’s for watching sports and sometimes a full house, it can get quite loud in there. This just adds to the fun – and forces us to stop talking shop.

After filling up on some great pizza, I’m always happy to be able to take a short walk back home. It’s one of the benefits of living in the Hillhurst Sunnyside area. Great access and a cool vibe. I love it here.

If you live in Calgary and are planning to sell your property, contact me (Jen at Set Your Stage) to find out the benefits of my home staging services. In the meantime, share my blog to pass on the many reasons why Hillhurst Sunnyside and Kensington are ideal places to live.
