Realtors: Tips to Get Your Clients on Board with Staging

As a realtor, you want to attract clients and then sell their property quickly for the highest price possible. Working with a professional home stager can help you to achieve both goals. Here are some tips for how to get your clients on board to stage their property.
 
Show stats – If you have kept stats on listings that have been staged, show the client how staging has increased list and sale price compared to similar un-staged properties. Refer them to my post, List Price Staged Price, for more info. Proof is in the pudding.
 
Tour open houses – It’s easy to point out the added value of professional staging when clients can actually see it. As you walk your clients through other properties for sale, point out the various ways staging has been used to create positive impressions for potential buyers.
 
Show photos – If you can’t show clients in person, select photos of properties that clearly show the difference staging can make. Or, refer them to specific listings online. Set Your Stage shows multiple before and after staging photos for your reference.
 
Make it personal – Sometimes people have a hard time seeing the difference unless it involves their own space. Using your digital camera, take several photos of your client’s un-staged property (kitchen, master bedroom, family room). Then show photos of similar rooms in a staged property. This may help the client to see the way you do.
 
Include staging as a bonus – This added value could make the difference in whether a client signs on with you or another realtor.
