Renovate vs Sell

April 21, 2013 (posted by Jennifer Campbell, Home Staging Calgary)
Does this room look familiar?

Before: Calgary living room before home staging.

Are you getting spring fever? You know, that unsettled feeling about your home when you know it’s time for change. Sometimes it’s hard to decide whether to renovate and stay, or to sell and move. Regardless of your decision, there are pros and cons to consider for each option.

Renovate and Stay:
On the positive side, renovating may be a good investment depending on your situation. Plus, you can make your rooms look the way you want. You avoid the hassle and expense of moving and there’s little impact on your routines. On the other hand, renovations take time and come with mess, inconvenience and potential hidden costs. Even after renovation, you may not get what you really wanted because some things simply cannot be changed (i.e. lot size, property size, bylaw/zoning restrictions).

Sell and Move:
Selling can be easier in ways. The benefits include using your equity to upgrade to a newer home or better neighbourhood. And you can find a better fit for your current situation or lifestyle needs. On the down side, you may have an emotional attachment to your home that’s hard to let go. And packing up and preparing a home for sale is not all fun.

If you decide to sell, it’s important to prepare your property for potential buyers in ways that get the most return on investment:

  • Freshly painted walls – light neutral colours
  • Highlight space and storage – clear out your clutter
  • Furniture placement and staging touches

After: This open concept space is perfect for entertaining or relaxing.

Whether you decide to renovate vs sell, consider the pros and cons. In both cases, it’s important to do it right. When it comes to selling, hiring a professional home stager can help you present your property at its best. For a free assessment by a professional home stager in Calgary, contact Jen.

List Price Staged Price

Sell Your Home Successfully

Home staging can help you sell your home faster.

Want to sell your property fast and at the highest price possible? Of course you do! So it’s important to consider list price, staged list price, and duration of listing. When your home is professionally staged to stand apart from the competition and it is priced fairly, you make and keep the most from its sale.

List price:

  • What the listing agent thinks the property will sell for, despite how it shows, compared to similar properties that sold/expired/are active in your area

Staged list price:

  • List price plus added value of how the property outshines comparable listings – best possible price that the market can bear

When your home is presented at its best and is perceived by potential buyers as being better than the rest, you can ask more for it.

Properties that I have staged sold, on average, over two times faster than other listings in the area. That’s important, because the longer your listing is active, the more carrying costs you have and the more likely you are to reduce your list price – costing you thousands of dollars.

Set Your Stage offers services for as low as $249 (plus GST). Clearly, that up-front cost is easily paid for when you sell your house faster.

Faster, and for more money. According to HomeGain, $724 spent to properly stage a property creates a return on investment of $2145 (196%).

Understanding that, by staging, “you can help generate higher offers for your home, and more money in your pocket”, RE/MAX created the Fit to Sell program. It provides several videos to help the do-it-yourself owner.

Strategically staging your property for sale is to your benefit if you want to make and keep the most money possible. For a free assessment by a professional home stager in Calgary, contact Jen.
