| My general rule of thumb when staging a property for sale is – one room, one function. That’s true except for office spaces. I learned the hard way through feedback from clients that offices are on the top of the priority list for buyers. If there’s no separate room designated for an office, you must create some type of an office space. Have a property that has a room that can be designated as an office space? Do it. Make sure it’s got the key pieces required for an office (desk, chair, shelving) and feels open and bright. |
| What if you don’t have a separate room to designate as an office? DO NOT put a desk in the master bedroom. That’s an area where potential buyers want to relax. Instead, combine an office space with a living area. Creating a space for working on a laptop is pretty simple (as you can see in the examples of properties that I’ve staged). You just have to place a table and chair in one section of a larger room. |
| Keep furniture consistent with the style of the rest of the room so it doesn’t feel like an office, yet it’s clear that work can be done there. The idea is that the office space should blend with the rest of the room so it’s not distracting when non-work activities like family time or entertaining are happening. |
