Before deciding to stage an office – make sure the space has been architecturally designed to be an office/den/bonus room (ie don’t stage a bedroom as an office if your agent is advertising it as a bedroom). An easy way to make an office or any other space feel organized: put anything loose into baskets on your shelving. Make sure all cupboards are neatly organized as well, if you cram items inside it will look like your space has no storage.

How to Choose the Right Realtor

What is important to you when selecting a Realtor to sell your home?

As with any trade, there are many skilled as well as some questionable agents. Choosing the right real estate agent to sell your home will pay off when your house sells within your time line and for as close as possible to your list price as possible (or even a bit more depending on the market).

Some questions to ask your candidates and yourself…

Are they affiliated with the National Association of Realtors (here’s the difference between a real estate agent and a Realtor)? Does that matter to you?

Do they seem honest, presentable, driven? Do they specialize in condos, single homes, luxury homes, downtown, residential, urban/rural areas, first time buyers, families or seniors? Or do they prefer not to specialize and help anyone?

Where do you and your home fit in right now and where does your target market fit in? Did you know the average buyer is younger than the average seller? Perhaps you are retiring next year and looking at downsizing, but your target home buyers are in their mid 30s. If this is the case, you will want an agent who understands these buyers. Buyers in this age category are inundated with photos of the latest stylish homes on the internet, magazines and television shows. Will your agent offer home staging services to help prepare your home for these buyers? 90% of buyers will search for their new home online. Will your agent offer professional photographs to display online?

Fruit is an inexpensive accessory and shows off so well when staging a kitchen. Strategically placed dark red apples can draw your eye to a beautiful backyard, bright oranges can draw your eye to an island topped off with granite countertops. Worried about the fruit spoiling? Why not consider fake fruit? I’ve fooled past clients who got a great chuckle when they realized the fruit wasn’t real.
