Staging On A Budget – Part 3
| You don’t necessarily need a large budget for staging your home. Staging on a budget is possible if you have neutral furniture, artwork, accessories and are willing to provide some elbow grease, you can transform your house into a show home. Now that you’ve repaired all of your home’s to-do repair list and de-cluttered your home, it’s staging time! Start off in each room by determining what is your focal point. |
| Do you want to highlight a view, fireplace or beam(s) in your ceiling? Arrange your furniture to feature this focal point. Plants are a great way to draw your eye up to the window to showcase a view. Artwork and accessories can enhance a fireplace or backsplash. Mirrors can make a room feel larger, however, be very aware of the reflection a mirror gives. You don’t want potential buyers to get a double take on a neighbour’s messy yard, a thermostat or a toilet. |

Staging On A Budget – Part 2
| You don’t necessarily need a large budget for staging your home. Staging on a budget is possible if you have neutral furniture, artwork, accessories and are willing to provide some elbow grease, you can transform your house into a show home.
Now that you’ve repaired all of your home’s to-do repair list, it’s time to de-personalize your home. Although we don’t see any of our personal items as clutter, potential buyers will. |
| They won’t be as emotionally attached to the trophy you won in high school or the family snapshot you took while in Mexico. People are curious by nature and will look at any items displayed and make a mental image of who lives in this home, instead, we want them to imagine themselves living here in “their” new home.
So how do you cope with the daunting task of de-cluttering? The easiest way to sort your personal items is into four categories: keep, sell, donate and throw out/recycle. Have you used the item in the last year, if no, why are you keeping it? Does it hold sentimental value or is it just collecting dust? Need help with finding a location to accept your donations? Contact us, we’d be happy to recommend a local charity in need. Need a hand seeing your home from the eyes of your potential buyers?
