Does Home Staging Really Work?

August 25, 2013 (posted by Jennifer Campbell, Home Staging Calgary)
Does this room look familar?

Before: Staged bedroom before home staging.

Does home staging really work? The simple answer yes it does and here’s proof. You won’t find this one on MLS. It sold within one day after staging! This property in the Haysboro area of Calgary was owned by a flipper who had never staged a property before. Thanks to the wisdom of his realtor, the owner gave home staging a try and became another satisfied Set Your Stage client.

After: This simple, yet stylish bedroom just off the patio is the perfect retreat for any homeowner.

Why was he satisfied? Because, after professional staging by the Set Your Stage team, the property sold in one day, with no conditions, and for $30k over the asking price. That’s a pretty convincing reason to consider making the investment in home staging if you’re planning to list your property for sale.

Especially in vacant properties, potential buyers need to actually see what’s possible in a space. They need to feel what it’s like to be in the room. Empty spaces leave too much to the imagination. The reality is that most potential buyers just can’t envision it. So it just feels like a cold, empty space.

And it usually appears smaller than it actually is. It seems strange, but let the before and after pictures in the Set Your Stage Facebook photo album (you have to be logged in to see it) convince you. Also, watch this video with Barbara Corcoran to learn more about first impressions and how an empty space sends a message of desperation to buyers.

After: This space is now a great place to entertain company.

Whether you’re investing in the services of a professional home stager or attempting to do the staging on your own, you will find a variety of helpful blog posts and before and after photos on the Set Your Stage website.

That said, we know that sometimes people prefer to watch and listen rather than to read. So, here are some home staging videos that provide similar staging information and tips in a more visual way. Enjoy!

What is the best day to list a house?

August 09, 2013 (posted by Jennifer Campbell, Home Staging Calgary)

When you’re selling a home, you want to use all tools to your advantage. The best day to list a house (and to stage) are interesting factors to consider. While it’s challenging to find solid data to back it up, it appears that Thursday or Friday listings are your best bet. Staging must be done before.

Of course the location, condition and presentation of a property remain the key factors in how quickly the home will sell – and at what price. As a professional home stager in Calgary, this topic is of interest to me because it helps to determine what the best day is to stage the property too. Working together, a realtor and professional home stager can help sellers get maximum results.

Properties should be staged a couple days prior to listing so that photos can present it at its best. After all, online curb appeal is critical for making a positive first impression. This also gives potential buyers time to see the property online first, and arrange to view the home over the weekend.

Some realtors suggest that Thursday listings allow them to have Friday to schedule weekend showings. And a study by Redfin suggests that Friday listings are toured more often, sell faster and at closer to list price.

So, all you realtors in Calgary – what is the best day to list? I want to hear from you.

Home Staging Checklist – Is It Enough?

July 22, 2013 (posted by Jennifer Campbell, Home Staging Calgary)
Why do I need a staging consultation? My home is already beautiful and I followed the Calgary Real Estate’s home staging checklist found online.

If you’re a proud home owner who often receives compliments on your beautiful space, you may be wondering why it’s of any value to pay for a home staging consultation first before you list your home for sale. As a professional home stager in Calgary, I understand how you feel.

In fact, many of my clients felt the same when we first met. Then they learned the added value of how staging could turn their already beautiful home into a gorgeous show home that makes potential buyers say, “This is the one. I must have it”.

After: By angling the sofa, your eye is drawn to the beautiful fireplace.

A professional home stager does not have an emotional attachment to you or your space and can therefore provide an unbiased perspective – based on proven results – on small tweaks that can lead to a quick sale for top dollar.

Strategically re-arranging existing furniture is a quick fix that can highlight special features you want potential buyers to notice. Take a look at what one of my recent clients accomplished after following through on the recommendations from a Set Your Stage consultation.

Your personalized home staging consultation includes a complete walkthrough of your property and a detailed step by step guide on how you can best stage your home for sale. It’s ideal for a property that doesn’t need much to take it from good to great. It also works well for the do-it-yourself-er, since Set Your Stage does not perform the actual staging (although we can if you prefer). That’s up to you.
